General Criteria

  • Realistic route to achieving above-market equity returns
  • Attractive security structures
  • Strong contractual investor rights
  • Stable and increasing levels of property cash flow
  • Attractive permanent financing rates
  • Market poised for property value appreciation
  • Lead or co-lead role in structuring and monitoring the investment


Project Specific Criteria

  • Superior market or submarket location relative to competitive projects
  • Anchor tenancy with strong credit
  • Anchor tenancy that is attractive to co-tenants and aides in leasing efforts
  • The Fund will generally seek equity investments in the $1MM to $8MM range
  • Opportunities that leverage Equity’s value-add expertise in retail, healthcare or mixed use
  • Developments or acquisitions with strong, risk mitigating, pre-leasing and/or key tenants willing to support project income stabilization with meaningful lease extensions
